The Director of Business Development will lead the sales and business development activities for the regional office with a strong focus on driving new sales results in commercial, corporate, higher education, life science market segments. Reporting into the AVP, Strategic Partnerships and Solutions, this position will be tasked with working with the Regional Operations Director and the sales team to build on key relationships, develop a robust pipeline for its regional market- including development plans, and growth of the pipeline and to meet new business targets. Enthusiasm, energy and drive are required in order for you to be successful in the role.The Director of Business Development will drive sustainable financial growth by boosting sales and forging strong relationships with new and existing clients. This position will prospect new business by advertising, cold calling, networking, engagement in industry associations or other methods of producing interest from potential clients. The Director will design persuasive approaches and proposals to convert potential clients into business customers. In addition, the position will work with the our regional operations team to design new solutions and services to existing clients and maintain existing accounts. Working with the region and national operations teams, marketing, technical staff, and mid and senior level management, the position facilitates workers charged with developing business for the corporation. This position will partner with the Regional Director and report to the Associate Vice President for Strategic Partnerships and Solutions.Job Responsibilities* Generate and qualify new business leads via in person, phone and email contacts* Schedule sales appointments and activities* Promote UG2 services to new and existing customers* Manage total prospecting and bid response process for new business leads* Maintain current client relationships and identifying potential clients* Develop commercially viable solutions based on rigorous techniques to understand client needs and price products/services accordingly* Create new ideas, initiatives and approaches across all areas including assessment of the mechanics of delivery, financial costs and human and technical resource requirements* Contact potential customers to develop relationships and sales* Develop new sales areas and optimizing sales to existing clients through various methods* Research trends and create new opportunities* With the operations team, develop costing and sales solutions for new business pursuits* Diligently work to ensure requirements are met, such as sales numbers and profitability goals for sold accounts* Maintain a strong understanding of products and services while proactively researching innovations to bring to potential and existing clients* Generate and present weekly reports and reviews of sales pipelines, contracts and pursuitsPosition Requirements* Minimum 5 to 10+ years of proven working experience as a business development manager, sales executive or a relevant role within the NYC real estate or facility services market* Experience with building tenant relationships within commercial properties* Experience in cleaning contract services and engineering services is recommended* Strong knowledge of the Manhattan real estate market is needed* Bachelor's degree in marketing, communications, business or a related field* Expert understanding of service and product, and ability to innovate new ways the product can serve customers* Understanding of the various collective bargaining agreements and the Reality Advisory Board on Labor Relations (RAB)* Active membership and participation with BOMA NY & BOMA NJ associations* Demonstrated success using customer relationship management (CRM) tools* A challenger sales model mindset* Excellent organizational skills to meet goals and set priorities* Innate drive to succeed and take initiative* Strong organizational talents and ability to work under pressure and in new environments* Sound knowledge of the industry/client sectors, including sound knowledge of both private and public sector tendering and commissioning procedures* Exceptional client relationship management skills* Excellent communication, influencing, facilitation skills and ability to communicate with audiences ranging from large groups to individuals, normally in very senior roles* Entrepreneurial spirit* Local Candidates preferredNo relocationNo agencies please
