Job Description:

Rudin Management Company seeks to hire a highly motivated, dynamic individual to join the company as General Manager. The General Manager oversees the customer facing operations, revenue and personnel management for a grouping of assets with a combined unit count of approximately 1,000 units. The ideal candidate will have extensive knowledge of the Manhattan submarket as evidenced by tenure simultaneously managing multiple Class A, high rise assets for a period of 7-10 years. This role reports directly to the Head of Leasing and will have between 10 and 15 direct reports in roles ranging from Doorman/Concierge to Community Manager. Responsibilities: Meet Budget and Revenue Objectives:

  • Collection of budgeted income
  • Maximize gross rent
  • Minimize vacant and delinquent rent loss
  • Maximize miscellaneous income items
  • Act as petty cash custodian, dispensing of cash for validated receipts and voucher reimbursement preparation Control Expenditures:
    • Plan, schedule and control expenditures in order to obtain products and services at minimum cost
    • Review and approve purchase and payables
    • Schedule and approve vendor services
    • Pay property level bills in accordance with company policy and dates established by Property Accounting and forward cash disbursement journals to the Accounting Supervisor
    • Prepare and maintain purchases, property repairs and capital improvement items on property improvement log and utility log
    • Verify that invoices are paid in a timely manner and in accordance with budgets
    • Update Resident deposit audit and post security deposits in a timely manner Marketing:
      • Perform Market and Product Analysis
      • Suggest competitive prices to Head of Leasing based on survey information in order to meet or exceed budget objectives.
      • Generate traffic in the most cost-effective manner
      • Supervise leasing of units; Engage directly in leasing activities
      • Review market plans with Leadership on a monthly basis depending on occupancy standards
      • Oversee the walk and sign-off process for each turned unit as Market Ready Manage Employees:
        • Schedule work of on-site staff
        • Train and develop on-site staff (provide on-the-job training and schedule company training)
        • Motivate by giving consistent feedback
        • Conduct staff meetings weekly
        • Conduct Performance Evaluations in accordance with scheduled review cycles
        • Recruit, hire and manage staff according to company guidelines and policies
        • Ensures compliance with Federal, State and Company Regulations (e.g., EEOC and Workers' Compensation) Resident Services:
          • Coordinate with Facilities Department in response to resident requests
          • Respond to resident complaints
          • Schedule resident social activities
          • Provide resident communications Administrative Services:
            • Ensure that Company Policies and Procedures are being adhered to correctly and consistently by on-site staff
            • Ensure timely completion of forms and reports
            • Perform budgetary planning and preparation with each team member
            • Supervise accounts payables and receivables
            • Walk move-outs and process Damage Charges back against Tenant security deposits
            • Coordinate with Facilities and Construction to minimize turn time and maintain made ready inventory.
            • Ensure timely completion and execution of re-certifications in compliance with all applicable regulations Direct Community, Maintenance and Improvement:
              • Set and maintain high standards of customer service. Routinely review customer feedback sources and responds accordingly
              • Maintain Company standards on landscaping and curb appeal
              • Conduct regular inspections of property and ensure routine maintenance
              • Check move-outs and schedule apartments for turnkey
              • Understand landlord and tenant legal consideration
              • Review, analyze and respond to various reports which gauge asset performance Qualifications:
                • Associates or Bachelor's Degree
                • Knowledge of Microsoft Office Word, Excel and Outlook and Property Management software (e.g.OneSite)
                • Detail oriented with excellent communication, organizational and analytical/problem solving skills
                • Experience with marketing
                • Ability to operate various types of office equipment, i.e., computers printers, copy machines, telephone systems, facsimile machines
                • Familiarity with Fair Housing and Equal Employment guidelines
