job description Akelius is seeking a proactive and results-oriented regional facilities manager for the New York city portfolio.
The successful candidate will have strong attention to detail, outstanding organizational skills, and the ability to lead and participate in multiple projects simultaneously in a fast-paced environment.
The regional facilities manager will collaborate with the regional property managers and construction managers to oversee all physical and financial aspects of facilities and maintenance operations within the assigned portfolio.

  • establish and implement an effective preventive maintenance program across the portfolio
  • ensure systematic, comprehensive, and consistent processes are being practiced across the portfolio
  • monitor each propertys compliance with all inspections and safety regulations
    • participate in creation of operating maintenance budgets and planning for major capital improvement projects
    • coordinate efforts between the site operations team, construction team and contractors
    • implement cost control processes to maintain material, equipment, and tool inventories
      • evaluate contractor proposals for feasibility and cost reasonableness
      • perform structured inspections on all properties within the region
      • report findings to asset management and construction team lead
        • establish an action plan with site staff and follow up to ensure compliance
        • provide collaborative oversight, facilitate technical training and performance management for a team of roving maintenance managers and technicians
        • provide regular status updates to Asset Management and Construction Team Lead on projects and outstanding property issues
          • make recommendations to improve overall operating efficiencies, safety policies and practices
          • support recruiting efforts of all maintenance personnel
          • complete other tasks as needed
            who you are
            • ten plus years related technical, multi-family and multi-site residential maintenance experience required
            • five plus years of supervisory experience and a track record of hiring, developing, and retaining high performing teams
            • vocational/Technical diploma desired, with additional industry/technical training; bachelors degree preferred
              • Bachelors Degree in Business Administration, Facilities Management or Applied Engineering preferred
              • HVAC, EPA and/or NAPE certification
              • highly skilled at working with building trades, with emphasis on mechanical systems service, repair, and installation (Electrical, Plumbing and HVAC certified)
                • extensive experience operating central plant mechanical systems (cooling towers, heat exchangers, boilers, chillers, pumping systems, BAS) and life safety systems (fire panel, wet/dry sprinklers, generators, etc.) and elevator maintenance
                • experience with heavy capital projects preferred both interior and exterior
                • knowledge of laws and standards that apply to property management, such as Fair Housing, Landlord-Tenant Law, OSHA Standards, local and state building codes
                  • availability to work flexible hours as required, travel to multiple sites and be on-call in response to emergency situations
                  • prior experience in interpreting building schematics, blueprints, design, and construction documents
                  • outstanding leadership qualities, excellent verbal, and written communication skills
                    • demonstrate exceptional customer services and contribute to a professional work environment, reliant on teamwork and mutual respect for both staff and residents
                    • a can-do attitude and willingness to set a strong example for site teams to follow, professional in appearance and demeanor
                    • proficiency with Yardi and Microsoft Office suite programs, comfortable learning and working in various technology platforms, apps, and computer programs
                      • valid drivers license and proof of automobile insurance coverage
