To learn more about our mission and values, go to https://lmdevpartners.com/our-mission-values/.PositionL+M is seeking a Preservation Development Director to join the national Preservation Team as the primary construction professional.The national Preservation Team acquires and rehabilitates affordable housing properties nationwide for continued long-term ownership. L+M has preserved over 9,000 units of affordable housing across the country. With current active projects in New Jersey, Michigan, Illinois, and Washington DC, the national Preservation Team seeks to continue expanding this much needed work.Areas of Responsibility & Job RequirementsResponsible for hiring and managing architect, engineers, and general contractor / construction manager to ensure project completion within budget, schedule, established safety standards, and conformance with design intentions.Initiates and directs the planning and development of the renovation scope, budget, and overall project schedule.Provide overall oversight and management of design and construction professionals from early conceptual stages through completion of renovation scope.Assist with all aspects of the development project, including but not limited to due diligence, financial analysis, and legal documentation.Self-starter with proven ability to prioritize and execute in a fast-paced environment.Manage multiple active projects and workstreams with simultaneous deadlines.Familiarity with multi-family residential construction, particularly in-place tenant rehabilitation.Must be able to travel out of state to participate in construction meetings and travel to property sites for inspections and tenant meetings.Overall financial responsibility for the project construction budget.Reviews and evaluates all general contracts and change orders.Liaise with internal Development, Pre-development / Preconstruction, Construction, Property Management, and Community Affairs groups.Knowledge of building codes as well as ADA standards and guidelines.Prepare and/or oversee construction-related documents and budgets as may be required internally (i.e., investment memos) as well as externally (i.e., City and State financing applications).Excellent interpersonal skills and ability to build and maintain relationships.Assist with financial modeling and analysis to evaluate potential investment and acquisition opportunities and structure transactions; perform market research and property-level due diligence.Knowledge, Skills, and Abilities:Expertise in construction, particularly property rehabs with experience from inception through permitting and completion.Strong Microsoft Word skillsStrong organizational skills and attention to detailFinancial modeling skills (Excel)Presentation skills (PowerPoint)Interest in being part of a close-knit entrepreneurial group that loves helping to transform cities and neighborhoods in a socially positive and impactful mannerEducational Requirements:Bachelor's degree is required. Degree in engineering, architecture, or construction management is strongly preferred.Years of Industry Experience Required:6+ years of relevant work experience, including previous experience managing new construction and preservation projects, with preference given to tenant-in-place rehabilitation experience.
