Description
SMC is seeking a Property Manager to maintain the physical,
administrative, and financial aspects of our affordable housing
properties.
Essential Role and Responsibilities
Ensure 100% collection of rent and other charges.
Rent units within 30 days of vacancy in conjunction with Occupancy
Team.
Ensure that all recertifications, marketing, leasing, and
administrative functions are reviewed and maintained in accordance
with Shinda Management Corporation policies and procedures.
Conduct new tenant orientation program.
Develop and maintain property financial budget.
Direct oversight of accounts payable/receivable
In conjunction with the Legal Team, process landlord tenant
action
Act as a liaison with private and government agencies (HDC, HCR,
HUD, et cetera) which includes required reporting to ensure
compliance.
Tenant/landlord relations and conflict resolution
Prepare work orders, distribute, follow/up and close out.
Receive all emergency repairs and resolve in consultation with the
Management Team.
Formulate and enforce work schedules for maintenance staff.
Monitor preventative maintenance programs - under the direction of
the Management Team.
Maintain inventory.
Weekly inspection of buildings and grounds
Conduct apartment inspections.
Ensure that the security system provides the maximum safe
environment for the development.
Train and evaluate administrative staff.
Requirements
Minimum Requirements:
High School diploma or Equivalent vocational/technical training,
preferred
At least 3 years of NYC residential building codes and violations,
preferred
At least 3 years of experience in Affordable Housing Management,
preferred
3-5 years of supervisory experience, preferred
Driver's License is a plus

Position Requirements
Job Requirements
1-2 years of property management experience
Knowledge of Section 8, LIHTC, and/or other affordable housing
programs (DOB, HPD, ECB)
Understanding of NYC local laws (11,87,84, etc)
Must be familiar with requirements of the following agencies: HUD:
Section 8, REAC, MOR; HDC; LIHTC, HFA; HCR; HPD
Experience with SitCompli and Yardi
Ability work independently with minimal to meet deadlines and work
independently with minimal supervision
Bilingual Spanish is a plus
