Essential Duties: Provide periodic, random monitoring and surveillance of the property. The property should be walked/monitored on a random basis. During the property walks, the Resident Services Concierge is expected to perform the following tasks: Physically enter and/or examine all common areas - pool areas, the amenities spaces, laundry rooms, mall areas, courtyards, leasing office entrance area, and access control gates. Visually examine the buildings and common areas of the property with particular emphasis on the identification of suspicious activity and circumstances affecting resident safety. Such circumstances should be reported to management as soon as reasonably possible based upon reasonable Police judgment. Management will provide Resident Services Concierge a radio solely for purposes of contact with management staff. For property monitoring occurring outside of office hours, the Resident Services Concierge are additionally expected to check leasing office doors, storage area doors, equipment/boiler room area, clubhouse doors and exterior areas, and any gate or access control device particularly any such device which should be locked out of service at a particular time (i.e., a pool gate). During non-daylight property walks, the Resident Services Concierge will note any lighting, which requires replacement or maintenance attention and submits this information to management in a work order. Resident Services Concierge will not represent to any resident or member of the public that they are a "security officer" or are responsible for providing "security services" to any person. Property Owner and its managing agent does not wish to misrepresent any aspect of the Resident Services Concierge activities to its residents or guests. Must not distribute any written materials to any resident, occupant or guest of the property without written authorization from management. Understands and agrees that at the least he/she shall be in town and available to monitor the property on a daily basis. All anticipated absences should be reported to management as soon as possible. Completes the Building Inspection Checklist (see Form 211SR) that shall be submitted to management on a daily basis. If available, may be requested to accompany management/leasing personnel to assist with noise disturbances and investigations of matters of concern to Property Owner and its managing agent. Notifies management of any criminal activity which has occurred on the property or any significant criminal activity in the general vicinity of the property. Advises management of any relevant crime watches or special alerts of which they becomes aware of. Procures a "call for service to the property" list from the Police Department and obtain public release information on crimes of significance. Such information will be provided to management on the first day of each month. Resident Services Concierge will periodically be asked to participate in community awareness and crime prevention activities hosted by management. These meetings will occur no more frequently than once per month and will be arranged by management. Resident Services Concierge is encouraged and expected to offer suggestions to management regarding crime prevention and safety issues, which may affect the quality of community life at the property. Plans, organizes, promotes, attends and executes resident events for the property. Actively monitors several systems at one time, including but not limited to Fire and access systems and building cameras. Develops and maintains positive rapport with residents, neighboring businesses, local vendors, and other industry groups. Oversees monitors and promotes community online reputation. Receives packages and notifies residents of delivery. Receives and distributes mail. Attends to the ongoing customer service needs of each resident throughout their residency. Contributes ideas to increase customer service levels. . Field and successfully satisfy resident complaints with the help of management. Welcomes new residents, assessing move in experience. Greets visitors, answers phones, assists prospects and accepts and inputs work orders, as needed. Restocks supplies in office, clubhouse and/or business center, as needed. Coordinates amenity rentals. Maintains courteous communications and follow-up correspondence with residents, applicants, prospects and representatives of other companies. Assists with resident retention through community events. Participates in company required training by established deadline. Complies with all Fairfield standards, applicable health and safety rules and regulation, as well as applicable local, state and federal laws. Any other duties or responsibilities that may be assigned.
