The Operations Specialist will support the Coordinator of Site
Leasing, Inspections & Apartment Readiness in ensuring that all
residents and clients are housed in safe, violation free, habitable
and secure units and apartments. Support may include performance of
handy person, janitorial, maintenance and/or repair activities
within client apartments and/or Bailey House and Housing Works
--- Ensure required inspections: initial move in, bi-annual and
move out are conducted and documented as required to ensure the
basic health and safety standards are being met
--- Assist in the purchasing of unit furnishings and supplies,
building equipment, supplies, and materials as needed
--- Ensuring apartment availability to clients by carrying out the
turn over and preparation of apartments and the moving in of
--- Act as liaison between Operations and Clients to ensure
continuity of maintenance services is being provided.
--- Ensure required reporting is accurate and submitted in a timely
--- Prioritize request for services to ensure program is in
contractual compliance. Supervisor to assess urgency must review
--- Provide timely and appropriate updates to the PM on maintenance
work orders and barriers to completion. OA must be prepared to
complete work timely (i.e., have appropriate tools and/or
equipment). Obtain client signature after work orders are
completed. Notify PM of incomplete work order before ending work
--- Maintain program in contractual compliance by preparing,
documenting and photocopying bills, and maintaining updated vendor
--- Ensure that clients have a clear understanding of housing
management practices, policies and procedures. People &
--- Builds relationships with other Housing Works Departments and
demonstrates excellent teamwork and growing this within the
department and organization.
--- Listens to questions and concerns, evaluating issues and
possible solutions, fixing the problem as appropriate, working with
others to address systemic problems and ensuring that staff members
receive the necessary training and tools needed.
--- Maintains a high level of professionalism, integrity and
communication with other staff
--- Provides excellent internal and external customer service;
recognizes the needs of team members and is direct, specific and
non-punishing in communication and behaviors.
--- High School Diploma or GED preferred. --- Experience with and
proven commitment to working with low-income and marginalized
communities, as well as individuals with multiple chronic medical
and/or behavioral health conditions. --- Demonstrated ability to
think critically and exercise good judgment, as well as the ability
to work independently and collaboratively with minimal day-to-day
supervision in a fast-paced environment. --- Exceptional computer
software skills, including MS Office suite (Word, Excel,
PowerPoint), and working familiarity with Salesforce or similar.
--- Ability to travel to appointments, meetings, conferences, etc.
for job-related business. --- Valid NYS driver License
