Job Description Job Summary The Senior Project Manager is responsible for project management, providing coordination and management of a variety of construction and fit-out projects for PharmaCann nationally. Particularly focused on our manufacturing and processing facilities (cultivation centers). Reporting to the Director of Real Estate, this role is responsible for coordinating efforts to ensure quality and on-time / under budget delivery and timelines to ensure that all are meeting goals and milestones. This individual must be comfortable working across all levels of the organization supporting and enabling the organization's projects, programs, and structured work efforts including but not limited to assisting with corporate real estate site selection and lease management, move/relocation management, materials procurement, and vendor/service contract management. Key responsibilities include: facilitating approval for construction deliverables, and the project management processes and communicating progress of initiatives. Role requires travel (up to 25%). Duties and responsibilities or (Essential Functions) * As an owner's representative, manages real estate project timelines and action plans. * Coordinate's meetings and follow up with architects, vendors and general contractors as needed. * Collaborates with Real Estate leadership and vendors on due diligence for sites and helps provide recommendations on work letters for leases. * Travel as necessary to various sites to ensure the project is moving on a timely and efficient basis. * Prepares presentations for meetings. * Assists in move coordination for new or relocated cultivation sites. * Develops and maintains reporting and communication on the status of corporate projects to stakeholders and the enterprise in general, as required. * Provides coordination of system acquisition through the defined vendor evaluation process utilizing RFPs and RFIs leading towards an organized decision. * Prepares and negotiates cost estimates, negotiates contracts, and creates construction schedules. * Establishes and maintains relationships with third parties/vendors; * Provides data and aggregate reporting on projects and vendor relationships. * Provide oversight and manage real estate development, acquisition, and disposition in accordance with organizational guidelines and expectations. * Oversee the project development process at all phases: Inception (scope, budget and schedule development), design, bid and negotiation, construction (budget and scheduled status); and manage architects and other consultants to ensure proper space planning and design process. * Track all project budgets and schedules to ensure that all are meeting goals and milestones. * Ability to design, plan and manage construction projects. * Understanding of concepts and practical experience with planning, scheduling, project management, preventive maintenance, and reliability-centered maintenance philosophy. * Be available for out-of-hours work. * Travel as needed to fulfill responsibilities. * Perform other duties and projects as necessary. Qualifications * Bachelor's degree, Business Administration, Architecture, Construction Management or Engineering preferred * 10+ years project management experience or construction management experience required. * Strong financial, organizational, project management, and problem-solving skills * Strong analytic and communication skills, verbal and written. * Ability to prioritize conflicts and effectively manage multiple projects and assignments under time constraints and changing priorities including multiple large and complex projects. * Multi-state, multi-site experience required. * Experience in a highly regulated industry strongly preferred. * Experience working with local government and inspectors for inspections, permitting and any potential variances required for construction required. * Knowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, and maintenance desired. * Hands-on and/or management experience with mechanical, electrical, plumbing (MEP), security systems a plus. * Strong interpersonal and communication skills for building relationships at all levels of internal and external organizations. * Experience with project management methodology and software. * Ability to work independently and as an effective team member. * Highly organized and demonstrates exceptional attention to detail. * Multi-tasker with a positive, can-do attitude * Proficiency with MS Office Suite required.
